Home staging hacks you need to try!

When it comes to presenting property for sale, the aim is to ensure the home appeals to as many prospective buyers as possible. Now, of course the idea of what a dream house should look like is unique for each and every one of us. Whilst we have different needs, requirements, and expectations, evidence indicates that most buyers gravitate towards the same key aspects of sufficient natural light and plenty of space.

As professional home stagers, it is our responsibility to enhance these two features, even if the property doesn’t have enough of either. And, believe it or not, it’s actually easy enough for you to try yourself in your own home! So, take note of these hacks and give them a try to see your property really shine for its marketing campaign.

Let there be light.

Is your home hiding its light behind heavy, dated curtains? If so, then it’s time to say goodbye and let some natural light into your home.

As humans, we are drawn to bright, natural light and, as such, our bodies respond to it on a cellular level. For example, letting more brightness into your home helps the body produce melatonin, which is a hormone that regulates our body clock, sleep pattern and digestion. Whilst exposure to more sunlight increases our serotonin levels, which can reduce the symptoms of depression.

PSCO.’s Top Tips;

  • Furnish your property with light coloured furniture

  • Opt for a simple neutral coloured blind that will allow an abundance of natural light into the room

  • Repaint your walls with a fresh coat of brilliant white

  • Choose bright light bulbs to light up each room efficiently

  • Use mirrors and glass-top surfaces to reflect light around each room

  • Utilise more greenery to inject freshness and a sense of life to your property

Create space.

It’s no surprise that prospective buyers love space and, as such, the price of property is largely influenced by the scope of each and every home.

Now, when it comes to smaller properties, there’s a common misconception that you should leave them vacant so they appear bigger. Except, in fact, the opposite is true. Smaller homes benefit the most from being staged as it really helps buyers to visualize the space, and how much furniture they are able to fit into the home.

PSCO.’s Top Tips;

  • Give each room a thorough declutter to ensure unnecessary junk and belongings are cleared

  • Be sure that furniture items are in proportion for each room

  • Keep furniture items off the walls to create the illusion of depth and extra space

  • Get rid of any unnecessary furniture from each room. This is especially important with chest of drawers and buffet units as they often indicate a lack of storage

  • Embrace see-through furniture like wicker, rattan, and glass pieces

Sell the lifestyle.

Arguably our favourite part of the job, building a desirable lifestyle that pulls on the heart strings of buyers!

At Perth Style Company, we spend a huge amount of time buildings our styling concepts around the specific target demographic of each property. We harness our understanding of the suburb, type of home and price point to build the buyer’s ideal lifestyle. Everything from the soapware in the bathroom to cookbook in the kitchen is carefully considered to resonate with prospective buyers at a deeper level.

PSCO.’s Top Tips;

  • Staging the home with high-end, trendy pieces increases the perceived value of the entire house. Buyers love brands!

  • Know your buyer - what are they really attracted to?

  • Focus on creating an amazing first impression - these really count in property sales

  • Decide on a styling theme and keep in consistent throughout the entire home
