There’s no denying that purchasing property can be one of the most significant purchases you make in your lifetime, so how can you make sure the place is perfect for you and your circumstances? Asking questions, of course!
Knowing the right information before purchasing your dream home will likely save you time, money and potential disappointment should things not go exactly as planned. So, grab your notebook and jot these pointers down!

Before we get started, it’s important to note that the Perth property market is super hot right now. In fact, many home opens are flooded with potential buyers which makes it difficult to get that one-on-one time to talk in depth with agents. Plus, demand is so strong, there is high competition, and unless you move quickly, you’re likely to miss out. Nevertheless, purchasing a property is still a super important decision both financially and emotionally, and you need to make sure you’re making the right move!
How long has the property been on the market?
If you’ve got an attentive eye on the property market, then you might be in tune with property launch dates. Yet, in our current market, houses are getting snapped up in a matter of days, so if one is sitting without much action, it’s hard not to ask why?
Be sure to ask for an overview of why the property has taken so long to sell. Maybe it’s been priced too high, or it needs a bit of help to bring it up to scratch. Alternatively, it could be a more worrying and costly reason like structural issues or a matter of rezoning.
What is included in the sale?
Every property is different, so there are no set rules when it comes to purchasing. Whether it's window dressings or a statement chandelier, be sure to ask the agent what items will be included in the sale. It’s surprising what some people are happy to include! From fridges or furniture, some sellers would be pleased to get rid of things they won't need in their next property.

When it comes to buying a house, never presume anything that isn't written down in the contract is included in the sale.

Ethical real estate agents operate on honesty and transparency which means if you ask a fair question, they should be offering a sincere answer in return. So, don’t be shy when asking about neighbourly disputes or downfalls of the neighbourhood. Remember, what’s a downfall to some, isn’t always a downfall to all!
