Selling at Christmas? Hear our thoughts…

Traditionally, Christmas is about the only time of year the real estate industry takes a real break. Amongst the chaos of the festive period, school holidays and the warm summer months, more-often-than-not the last thing homeowners want to do is list their home for sale. Not to mention, many agents want to take a well-deserved vacation with their own families and friends meaning they aren’t as available to potential buyers. 

Yet, this year, with the imminent festive period, we’ve had many clients ask our thoughts on staging to sell over Christmas this year. If you’re finding yourself in a position where you want to make the most of the market conditions but are worried about things slowing down over the next few weeks, here is our take on how the festive period could be key to securing that all-important sale. 

 

Serious buyers, only.

If you want a quick and efficient sale, then the festive period could be the best time to go to market, trust us! After all, anyone who decides to go in search of a new home over this time is serious about buying. 

By this point in the year, many buyers are likely feeling a little fatigued. They’ve been looking at property after property since the beginning of Spring and are running out of steam. Maybe they haven’t found “the one” yet or maybe they’ve been outbid a number of times. Either way, they’re afraid of missing out on the next opportunity and are motivated to secure a property ASAP. This means they could end up paying more than they would have a few months ago which can only benefit you, the seller!

 

Easy competition. 

It’s inevitable that the number of homes for sale is likely to decline over the Christmas period, which means yours could easily stand out from the crowd. With competition low, it’s a great opportunity to convince potential buyers that your property is the perfect fit for them. 

As always, it’s a smart idea to have a look at the market, do your research, suss your competition and get a clear idea of what similar properties have sold for over the last few months of Spring.

Keep in mind that YOU hold the power to the final price, so don’t skip corners and take the low competition for granted. If cosmetic improvements and minor repairs need to be made, get them done and reap the rewards in your final sale price. 

 

Get that money, honey!

If you’re in a rush to move, then Christmas and New Year could be just your time. With competition for properties limited, it’s possible that buyers will want to complete the deal as soon as possible, which is ideal if you need to relocate as a matter of urgency.

PSCO. Tip;

Cash buyers are your best option here as they won’t have to go through the home loan approval process before registering their interest which could take a little longer with Christmas office closures and public holidays. 

 

Beat the rush
