Home Staging FAQs - Is it really worth the hype?

If you’re thinking of listing your home for sale this year, you might be considering the concept of home staging for your property. To some, the idea is foreign - they haven’t staged before or don’t really know anyone who has done so in the past. Is it worth the hype? Will I get the return on investment? Will it make the process of selling any easier for me? Well, we are here to break these questions down for you so you can make informed decisions around whether staging is right for you and your property.

So, let’s start with the basics - what exactly is home staging?

Real estate staging works alongside sellers, agents and developers to make properties POP! At Perth Style Company, we look at each property through a buyer’s eyes and strategically furnish and style the home accordingly by maximising the existing floor plan and showcasing the finishes of the home in their best light.

Why would someone choose to have their property staged? Particularly in a thriving real estate market like the one Perth is currently experiencing?

It’s simple! Most people (other than real estate agents or interior designers) are notoriously bad at visualising a space differently from how it actually looks. In fact, only 10% of potential buyers are able to visualise the full potential of a vacant property, meaning a whopping 90% of potential buyers are unable to imagine the wonderful possibilities your property has to offer them. They need to be shown

In addition to this, some vacant properties can be viewed in a negative light. It is generally assumed that the homeowner is in some sort of financial hardship and therefore is desperate to sell. This means the property itself can attract low offers.

What are the other benefits of staging a property for sale?

There really are so many benefits to home staging - if we don’t say so ourselves - but the top three positives are as follows;

  • Home staging ensures your property sells for more. With your home looking top notch, you can be sure of an effectiveness marketing campaign. By appealing to the masses of buyers, there will be multiple people interested in your home, and so begins a bidding war! This is a HUGE benefit of home staging.

  • Home staging helps your property sell faster. With multiple interested parties, buyers need to act fast if they want to secure the property, especially in our current Perth market conditions where properties are practically flying out the door!

  • Home staging showcases your home to its full potential. As professionals in the home staging industry, we strategically manipulate the floor plan of a property to showcase its main features, drawing potential buyers’ attention to all the right places. Not only does this highlight the important parts of the home, but it also gives buyers a better idea of how the home could look when they move in.

How is Perth Style Company different from a furniture hire company or an interior designer?

There is an extremely strategic aspect involved in real estate staging that makes it very different to interior design. We study the real estate market and consumer trends when styling a property for sale, to ensure that our target demographic of buyers is hit. We apply our expertise and knowledge of the market to real estate staging.

Rather than selecting set items from a showroom floor as a furniture hire company would, we have the flexibility to choose specific and desirable items from a range of suppliers to suit individual property requirements. We create unique, personalised and soulful homes. This is certainly what makes Perth Style Company a premium service provider in our industry.

Is real estate staging obvious to buyers?

The concept of price to perception is universal. Buyers want to know more about a property they see and like as long as they perceive it represents reasonable value and they can afford it. With real estate staging, we not only draw attention to a property but also the reasonable price based on the style, theme and contents of the home. A professional, well-styled home should never look staged nor obvious.

How will you pick furniture for my property?

Our styling choices are based on the availability of furniture, artwork and props from our warehouse and suppliers. We always try to bring together a consistent styling theme throughout the property, taking into consideration the current market trends, the architectural features of your property and the potential buyer’s preferences.

Can Perth Style Company just style a few rooms of my property?

At Perth Style Company, we believe that a unified styling and marketing approach is best. It ensures we add the most value to the end result and therefore a completely vacant property is always preferred.

Am I able to use some of my existing furniture?

Unfortunately, no. When we take on your property, we request removal of all furniture to give us a clean, fresh canvas to work with.

How much time in advance do I need to book to have my property styled?

Typically, we work at a lead time of around 7-10 days but, in our peak selling season, it wouldn’t be surprising if we are booked out three weeks in advance. Our schedule is in high demand and we pride ourselves on our planning and well-designed concepts to enable us to execute our high quality, original work.
