Four property features that WOW buyers every time.

For many of us, buying a property is deeply personal. We are searching for the right place to call home, somewhere we feel safe and secure, able to make many happy memories for years to come. 

Now, whilst some of us may prefer modern architecture and a contemporary lay-out, others may only be interested in buying period properties offering lots of charm and history.

So, as a seller, it’s important to recognise that some property features are more valuable to some prospective buyers than others. Yet, while everyone’s preferences and tastes can differ, there are a few fundamentals that most buyers will not compromise on  — no matter what the style, age or location of  the home.

 

1. Multiple living zones.

In line with the way we tend to live in 2022, living space is highly valuable amongst prospective buyers. 

Whilst we’ve seen a huge trend toward open-plan living zones in the past, recently we’ve seen a shift toward separate living spaces, too. Think activity rooms, a home theatre or formal sitting space which presents families with enough space to allow children to play in a separate area of the home or multi-generational families to spread out. 

However, don’t be discouraged if your property doesn’t have the “typical” living zone separation or floor plan. Get inventive! Any extra living space, even if it's only a small sunroom or study nook, presents as additional space which is highly favoured by buyers.  

 

2. Renovated wet areas.

This one is pretty obvious but wet areas are amongst some of the most expensive rooms of the house to renovate. If these areas are already fresh and modern, this earns big points with prospective buyers as it alleviates the need for them to take the job on themselves. 

If you’re considering renovating these areas for sale time, it’s important to keep in mind what buyers like to see in these areas. This includes features such as vast amounts of storage space, modern amenities in the kitchen, neutral interior design selections and lots of natural light. 

 

3. Considered storage solutions. 

It really is true that you can never have too much storage! And, we’re definitely noticing a clear shift toward an abundance of storage solutions, particularly in the new homes being built across Perth.  

When it comes to marketing your property to buyers, remember to mention all the storage your home has to offer. This includes built-in wardrobes, space under a staircase, in your kitchen, bathroom or outdoors as well as external features like garages, workshops and garden sheds. Everything counts! 

 

4. Outdoor space. 

Australians have a love affair with the great outdoors and, while many of us are happy to live in apartments or on smaller blocks, very few are willing to go without some kind of outdoor space. After all, aren’t we all after enough room to kick a football around, enjoy some grass under foot or have adequate space to fire up the BBQ?!

Needless to say, prospective buyers love an outdoor area - particularly if it flows seamlessly from the indoors. Whether it is a paved alfresco, a smaller concrete balcony or a patch of grass outside the villa unit, you can rely on your outdoor space to win the hearts of buyers so make sure it’s looking its best come sale time.
