5 ways to make your home look more expensive.

Hoping to drive a high price for your property this upcoming Spring selling season? Well, haven’t we got a treat for you!

Whilst the current Perth property market is certainly helping homeowners achieve sales success when selling their homes, it isn’t always guaranteed. In fact, whether we are in a positive market or not, there will always be a cap on a buyer’s “perceived value” of a home, and therefore a cap on what they’re willing to pay for that home.

So, if you’re a homeowner looking to maximise your sale price, today we are sharing some clever ways to take your home to the next level. It’s true that you don’t need to spend a bucket-load to make your home look expensive, instead, it’s important to focus on a few key areas that will add the most value.

Add moulding and panelling .

Nothing says expensive like moulding and panelling to an otherwise plain wall. Now, before you start to fret, we’re not talking ornate, federation style moulding here - there are so many modern options that are simple and sleek, adding just the right amount of detail and interest to your walls.

Pending your choice of material, there are a magnitude of cost effective options available on the market right now. For the DIY renovator, there is primed MDF timber panelling at Bunnings which really works a trick!

Hang artwork on your walls.

Not a fan of the moulding or panelling idea? Well, why not work with a piece of statement art instead?

At Perth Style Company, it’s no secret that we are HUGE fans of artwork, with pieces framing all of our design concepts. If you’re keen to follow suit, then be sure to keep size and scale front-of-mind when selecting the right piece for your room.

If you’re feeling a little creative, and are conscious of your budget, why not create your own! Head to your local craft store and you can find everything you need to create a beautiful canvas or framed custom artwork.

PSCO. Tip - Remember, you don't need artwork on every empty wall! Avoid clutter and confusion by choosing which wall will become your focal point for artwork.

Add a statement piece.

Finally, our last piece of advice is, if you’re thinking of splurging on a couple of new pieces for your next home, try to invest in one or two ‘hero’ pieces that will make a bold statement.

Think a grand dining room table, statement chandelier or a designer, occasional chair. It doesn't necessarily mean you have to spend a great deal of money, just be clever with your purchases and when in doubt, go oversized. It automatically looks much more plush and expensive.

Replace the tired with fresh.

When it comes to creating expensive spaces, it’s not just about looks. In fact, more often than not, it’s the way spaces make us feel that really holds the lasting impression.

Take a pricey 5-star hotel for example, their space exudes luxury right down to the finest of details with their plush cushions and towels. It’s these attributes that trigger a positive feeling towards the space for the guests.

This is particularly true for your own home, especially when it is listed for sale. Your tired pieces that show signs of wear and tear do not speak of expense to potential buyers. Replacing these pieces will inject a new lease of life into the space, bringing a crisp, freshness and an overall less lived-in feeling.

Update fittings, fixtures and door furniture.

Something that not all homeowners might realise is fittings, fixtures and door furniture can be a very obvious tell-tale sign of aging properties. Whether they are mismatched throughout the home, or just seen better days, updating these pieces is such a quick, cost effective face-lift for a property.

There’s also the option to upgrade your kitchen fixtures by swapping cheap or dated knobs, drawer pulls and handles for designer finishes in handmade leather, ceramic and metal materials. These are totally on trend and will give your kitchen space an immediate, polished elevation.
